Roseview Apartments

The neighborhood is mixed-use and mixed character; semi-industrial and warehouse spaces coexist alongside low density residential and the commercial uses surrounding a major healthcare center. The design for Roseview Apartments breaks any local precedent by placing 3 levels of living units over a parking and service ground level. A long, narrow lot is planned to maximize footprint by adhering tight to lot line setbacks for structure and using the resulting spatial edges for pedestrian circulation. Vehicular circulation is primarily in and out of a single driveway entrance with turnaround inside the covered parking area, and an emergency loop is accommodated via and easement through the adjacent property. The resulting unit density level leads directly to pro-forma calculations and affordability factor of the units.
